If the existing insulation is dry, evenly distributed and still in reasonable condition, installing a new layer over it may be the most cost-effective option. Removal is more likely to be recommended when it is damp, contaminated, severely compressed, badly deteriorated or preventing proper coverage.

Can old insulation cause an unpleasant smell?

Old insulation does not necessarily smell simply because of its age. However, insulation contaminated by pest urine, droppings, nesting material, moisture or other debris can hold unpleasant odours. Removing contaminated insulation may help address the source, but any active pest or moisture problem should also be fixed to prevent it from returning.

Do you remove rat or mouse-contaminated insulation?

Yes, depending on the condition of the roof space and extent of the contamination. If there is an active infestation, pest control may need to be completed before the removal. Entry points should also be identified and sealed wherever practical.

How do you remove loose-fill insulation?

Loose-fill insulation is generally extracted using specialist vacuum equipment. The material travels through a large hose and is collected for disposal.

How do you remove old ceiling batts?

Old batts are normally removed by hand, carefully bagged and taken out of the roof space. The removal method depends on access, condition and the type of material.

Do you remove potentially asbestos-containing materials?

We do not disturb material suspected of containing asbestos without the appropriate identification and controls. If we find material that cannot be safely identified, work may need to pause until it has been assessed by a suitably qualified specialist.

Does Your Existing Insulation Actually Need to Be Removed?

Sometimes old insulation still provides a perfectly useful base for a new top-up layer. If it is dry, evenly distributed and in reasonable condition, removing everything may add cost without meaningfully improving the result.

Removal is generally the better option when the existing insulation is:

Damp, mould-affected or damaged by a roof leak
Contaminated by rats, mice, birds or other pests
Holding unpleasant or stale odours
Old, dusty and badly deteriorated
Patchy, compressed or no longer providing meaningful coverage
Loose-fill insulation that has settled into an uneven layer
Obstructing electrical, renovation or ceiling work
Preventing new insulation from being installed properly
Mixed with rubbish, nesting material or years of roof-space debris

Old Insulation and Pest Odours

If rats or mice have been living in the roof space, the damage is not always limited to a few visible droppings. Urine, droppings, nesting material and dead pests can contaminate porous insulation and leave behind a stale, musty or unpleasant smell. In some homes the odour becomes more noticeable during warmer weather or when air moves between the roof cavity and living areas.

Once insulation has been heavily contaminated, covering it with a new layer does not remove what is underneath. Removal may be the cleaner and more sensible long-term option. We can assess the condition of the insulation, remove affected material and prepare the area for replacement insulation. If there is still an active infestation, pest treatment and sealing the relevant entry points may also be required so the same problem does not return.
