What's Required for Healthy Homes Insulation?
Since 1 July 2019, all rental homes in New Zealand must have ceiling and underfloor insulation that meets minimum R-value requirements (the level of thermal resistance). The exact values depend on where your property is located, but in most parts of the country, you'll need at least:
- Ceiling Insulation: R 2.9 or higher
- Underfloor Insulation: R 1.3 or higher
The insulation also needs to be in good condition — no gaps, no mould, and no damage. If the existing insulation is old or doesn’t meet the standard, it will need to be topped up or replaced.
